Property Portfolio
In a short space of time we have acquired an attractive, diversified and well-balanced portfolio of income producing assets generating significant surplus cash flow that will be further enhanced from a wide range of asset management initiatives.
We currently own 14 shopping centres with c500 tenants and the total portfolio is 1.23m sq ft. The Company is currently engaged in a significant risk-controlled development and refurbishment programme that, including joint-owned and managed shopping centres, extends to approximately 500,000 sq ft.
Approximately 22% of the rental income is derived from major high quality covenant food retailers such as Sainsbury’s, Tesco and The co-operative. Some 86% of the overall income is derived from national multiple retailers, the majority of which are food and value-focused operators. Currently the vacancy rate is modest at 4.5% and the portfolio Weighted Average Lease Expiry is 7.2 years.
